What is the initial step to start the build process?2023-11-15T10:33:11+00:00

The initial step is to employ an Architect to produce your drawings. We work with several local architects and can recommend on request. Once these drawings have been agreed they will then need to be submitted to your Council’s Planning Department. A qualified Architect will be able to provide you with an approximate budget at this stage based on square meterage of the build. Please note that this is an approximate budget and will go up depending on the finishes required.

The initial Planning process generally takes around 6 – 8 weeks. After this, subject to planning approval, Building Regulations/Structural Engineers drawings will then need to be drawn up by the Architect and approved. This further process will generally take between 6 – 8 weeks.

When should I approach PMD for a quote?2023-11-15T10:33:59+00:00

Once planning and building regulations/structural engineer drawings have all been approved then it is time to call PMD!

How do I know how much everything will cost?2023-11-15T10:34:18+00:00

PMD will use the approved drawings from the Architect to provide you with a full and detailed quote from construction to completion.

As PMD provide a totally transparent, fully itemised quote and must liaise with various sub-contractors, the quote will take approximately 4 weeks to prepare. Please be wary of any builder whose quotes are only a page long, we can guarantee that this will leave room for many grey areas that could end up costing you greatly at a later date.

What happens once the quote has been agreed?2023-11-15T10:35:07+00:00

Once the quote has been agreed, a pre-contract meeting will be held to fine tune the quote and discuss any requirements, additions, or omissions you may have. Once this is agreed, a JCT Home Owners contract is drawn up and an agreed start date is finalised. How will I be kept informed throughout the project?2023-11-15T10:36:47+00:00

Communication is a BIG part of the process and key to the project’s success. This takes place via email, telephone, and weekly face to face meetings. Due to client demand we also run a WhatsApp group running alongside the project for ease and instant communication with clients.
